What is the Vacant Property Refurbishment Grant?
The Vacant Property Refurbishment Grant is a government scheme in Ireland to help refurbish vacant and derelict properties for residential use. It offers up to €50,000 for a vacant property, with an additional €20,000 available for a derelict (or structurally unsound) property, and is open to properties built before 2008 that have been vacant for at least two years. The grant can be used to turn the property into your principal private residence or to make it available for rent.

What is Required?
There are several documents that you are required to submit in order to get approval in principal for the Vacant Property Refurbishment Grant. These documents will be outlined by your local council's Vacant Homes Officer but typically include; Application form, Proof of Vacancy, Contractor's Quotation, Proof of Vacancy, Proof of Ownership, LPT history on the property and tax clearnace certificate's for the owner(s).

What about an Engineer's Report?
An engineer's report is required as part of the application when the applicant is also applying for the €20,000 Derelict top up grant. The application form states: "For a property to be deemed derelict (i.e. structurally unsound and dangerous), the applicant must confirm this by submitting an independent report prepared by an appropriately qualified professional along with the application form". If you are unsure whether your property qualifies for this top-up grant, contact us to discuss your property and arrange an inspection by our Structural Engineer.

Contractor's Quotation
As part of your application form, you are required to submit a Contractor's quotation. BVD Construction can review your project and provide you with a formal quotation document to be used as part of your application form. For this service we charge a small fee, but should you choose to proceed with the quotation, the fee is removed from the total.
